The Shadow Wood Preserve community consists of a variety of neighborhoods, each offering its own unique style of living—from cozy condos to elegant estate homes.
Three Neighborhoods are HOA communities: Creekside, Cypress Bend and Parkside. Bay Woods and Sandalwood are Condominium Associations. These five neighborhoods have their own individual boards of directors and separate quarterly HOA fees.

The quarterly dues cover the cost of bundled television, internet, Wi-Fi and phone service by Blue Stream, landscape maintenance and mulch, Front Gate staff, community maintenance, recreational areas, and property management. Association common elements utilities, such as electric and water/sewer are also included in quarterly dues.
Bay Woods Neighborhood
Tranquil views of the nature preserve and a sparkling lake await the residents of the Bay Woods neighborhood. The Bay Woods lifestyle is ideal for those who prefer quiet and convenience while being surrounded by South Florida's unique natural habitat. Neighbors enjoy walking and cycling throughout the 440-acre secure neighborhood. The private Bay Woods pool and spa invite families and their friends to cool off and relax. To round up the outdoor experience, the community shares a BBQ by the pool.
The Condominium Association includes 76 homes spaciously spread out over two streets lined with stately live oaks. Taylor Woodrow developed this low-density, master-planned community. Bay Woods residents enjoy all of the benefits of the Shadow Wood Preserve master association. All buildings are 2-story coach homes and either feature 2 or 3 bedroom condos between 1,643 and 2,900 square feet and are designed for the South Florida sun to permeate the living space. Lower units are barrier-free. Some upper units have an elevator, or have a designated space to retrofit the unit with an elevator. Each unit features its private driveway and entrance, a garage, and lush landscaping throughout the common areas.
Sandalwood Neighborhood
Sandalwood is an attractive, comfortable and quiet condominium neighborhood located one mile from the front gate. There are nine buildings with four spacious units in each building; two units on the ground floor and two larger ones above them, some with elevators. All units have beautiful lake and golf course views from the lanais and a two car attached garage. Sandalwood has a nice balance of full and part time residents.
The pool and hot tub center is used exclusively by Sandalwood residents and their guests.
All of the buildings are located on one side of the street leaving foliage opposite their entrances and a generous parking area for guests.
The neighborhood fields two bocce teams that provide fun and friendly competition with other neighborhood teams during the seasonal community-wide bocce league. In the fall, each season starts with a welcome party. In the spring, the season closes with a party.
Parkside Neighborhood
The Parkside community includes 27 single-family homes. You will find pickleball, bocce, the community owned kayaks and canoes and access to Mullock Creek, and more at the end of our street.
Parkside fields two bocce teams who compete in a Shadow Wood Preserve-wide league during season.
Wednesday late afternoons during season residents gather in a driveway for Curbtails our weekly social activity.
Creekside HOA neighborhood has 21 homes built by Taylor Woodrow. It is bordered by the 13th and 14th holes of the Preserve course and Mullock Creek which flows into Estero Bay. Each single-family home has great views of the golf course and one or more of the surrounding ponds.
Walk to the cul-de-sac at the end of the street and enter the sports amenities park. There is tennis, pickleball, bocce, a fishing dock, kayaks, canoes and a launching dock.
For worry free maintenance, the Creekside HOA dues include streetlights, landscape maintenance and irrigation for the entire neighborhood.
Cypress Bend Neighborhood
Shadow Wood Preserve’s youngest neighborhood, Cypress Bend, contains 32 single-family homes along Cypress Haven Drive. It is an organized neighborhood, governed by the Cypress Bend Neighborhood Association, Unit 10, Incorporated. Harbourside Custom Homes built the initial 10 residences (2006-2012) and the remaining 22 were built by WCI Communities (2014-2016).
21 of Cypress Bend’s homesites are fully on water and the remaining 11 back up to preserve areas. All have beautiful-to-spectacular views. Since Cypress Bend is closer to Estero Bay than Tamiami Trail, boats are heard more often than cars or trucks.
The neighborhood was turned over to the residents on January 31, 2017 and historically has the lowest organized neighborhood HOA fees in Shadow Wood Preserve. Its HOA manages landscape maintenance to ensure quality and consistency.

Lakewood Neighborhood
The Lakewood Isle Drive neighborhood is a non-HOA governed street of 27 Estate Homes. It is a very quiet neighborhood. The majority of the residents are seasonal. They come from the Midwest, Northeast, Canada and South America. The north side of the street backs up to the 18th fairway of the Shadow Wood Preserve Course and the south side of the street backs up to the 8th and 9th fairways of the Preserve Course. Our residents enjoy the same amenities as the other neighborhoods in the Preserve: Pickleball, Tennis, Bocce and access to Mullock Creek.
Wildewood Neighborhood
Misty Lake Court is a custom home street with 22 homes. These homes were built by premium home builders: Harborside, Ruttenburg, Southern Bay & others. Most lots have large mature oak, olive trees and palms. It’s a very private street with a cul-de-sac at the end. You’ll find a blend of both modern and more traditional interiors and exteriors. Homes on the south side have a wonderful view of the lake on hole #2 and the clubhouse. Homes on the north side have a picturesque view of the lake on #3 and the fairway/green.
